This section of this site is at aimed at providing new faculty and staff with guidance and counseling, as they negotiate the issues of edibility for housing and the possible time frame for being able to purchase a residence. This FAQs section seeks to respond most questions posed, especially in the area of the so-called “wait list.”

  • For Ocean Walk at North Campus and West Campus Point, there is a primary wait list and, additionally, six priority pools.  Only Senate faculty, through recruitment or retention, may be placed on the primary wait list.  Placement is based on the date the offer of employment or retention is extended.

Who is Eligible for Ocean Walk at North Campus and West Campus Point?

Primary Wait List 

Placement on the primary wait list will be by the recommendation of the appropriate Dean, approved by the Associate Vice Chancellor for Academic Personnel, who holds authority for the wait list.  Deans are allocated a number of positions that they may use at their discretion for Senate Faculty recruitments, retentions, or preemptive retentions.  The wait list will be kept short enough to provide the opportunity for a purchase within a reasonable time. 

Faculty are placed on the list in the order the offer or retention commitment is extended.   

The following procedures will be followed in managing the wait list:

  1. Faculty who purchase homes in the private sector will be removed from the wait list but will remain eligible to purchase as a member of the appropriate pool listed below. Faculty placed on the list as part of a retention/preemptive retention, who already own a home, may remain on the list.
  2. Faculty will be offered at most two opportunities to purchase units.  If two offers are declined, the individual will be removed from the wait list but will remain eligible to purchase under the appropriate pool listed below.
    • Faculty who are on approved leaves and therefore not in residence in Santa Barbara will be given the option to be placed “on hold” for the period of the leave.  During the hold period the faculty member will not be offered an option to purchase.
    • Faculty who indicate a desire to purchase but are unable to qualify for a loan will be allowed to stay on the list. However, they are required to go through the pre-qualification process to verify their ability to qualify or not.
  3. Partners who share a household will share a spot on the wait list.
  4. Wait list members will be offered the opportunity to indicate the number of bedrooms they prefer. If they choose to specify a preference, they will be offered an opportunity to purchase only units with the number of bedrooms they have chosen.
  5. Wait list members will be offered the opportunity to indicate a preference for either North Campus Point or West Campus Point and will only be offered units in the community or communities they specify.  
  6. Wait list members will be offered the opportunity to indicate a preference for either new construction or resale units and will only be offered units in the category or categories they specify.

Priority Pools

If the primary list has been exhausted and units remain unsold, offers will be extended to the following pooled groups in the order listed.  Prioritization within pools 1 and 2 will be determined by random assignment.  Placement procedures for Pools 3, 4, and 5 will be established when Pools 1 and 2 have been exhausted.   Only employees in positions that include full University benefits are eligible to be placed in the pools.  

  • Pool 1: Senate Faculty not on the primary list who are currently renters.
  • Pool 2: Senate Faculty not on the primary list who own housing that is unsatisfactory due to location or other reasons.    
  • Pool 3: Non-Senate Academic employees who rent.
  • Pool 4: Non-Senate Academic employees who own housing that is unsatisfactory due to location or other reasons.
  • Pool 5: Staff employees who rent.
  • Pool 6: Staff employees who own housing that is unsatisfactory due to location or other reasons.

The primary list is reserved for new Academic Senate (Professor series and Lecturer SOE series) new hires and retentions.  Placement on the list is upon recommendation by the department, endorsement by the Dean, and approval by the Associate Vice Chancellor for Academic Personnel.  If the primary list is exhausted and there are still homes available for sale, the Academic Personnel office will issue a call of interest to employees in the stated priority pools.  If you are interested, you should respond positively to the call.  Those eligible employees expressing interest will be randomly ordered within the appropriate priority pool.

If the priority list has been exhausted and units remain unsold, a call will go out to all employees in the next priority pool.  Prioritization within pools 1 through 4 will be determined by random assignment.  Placement procedures for Pools 5 and 6 will be established when Pools 1 through 4 have been exhausted.   Only employees in positions that include full benefits are eligible to be placed in the pools.  Once placed in a pool, employees remain in the pool unless they express a desire to be removed.

Staff in the Academic Personnel office can tell you your number on the list, however, the number is not necessarily an indication of the probability you will be offered a home for purchase, or how quickly.  Because individuals on the list can state their preference regarding a number of aspects of the home (number of bedrooms, cost, new build vs. resell, West Campus Point vs. Ocean Walk at North Campus) movement through the list is not linear.   Staff in the Community Housing Authority may be able to give you an estimate regarding the timing of an offer to purchase, but they will not be able to guarantee that timing.

Faculty on the wait list are only removed if they: 1) purchase in University owned housing, 2) purchase in the community, 3) ask to be removed, or 3) turn down two opportunities to purchase homes that fit their pre-stated preferences and ability to purchase.  Once removed from the list, faculty remain eligible to purchase through the appropriate priority pools.

No.  The list is for all sales, not a specific phase of sales.

Offers to purchase are based on a number of factors.  Each person on the wait list is asked for their preference regarding various criteria, i.e.  number of rooms,  new construction vs. resale, cost, etc.  Individuals will only be offered units that fit their preferences.   It is also possible for individuals to choose to pass on the offer.  Because of these variabilities, someone fairly far down on the list may be offered the opportunity to purchase, but there is no way to predict the outcome ahead of time.

In general, no.  The only exception is for faculty on leave.  If an individual is away from Santa Barbara on leave, they may ask to be passed over until they return from leave.

Partners will share a single spot on the wait list.  Placement will be based on the earlier offer date of the two.

Frequently Asked Questions - Sierra Madre Apartment Complex Rental Housing

Deans have been assigned slots on the wait list for the rental housing.  Department Chairs who have faculty interested in the rental housing should consult with their Dean.  Placement on the list will be in order of the date the employment offer is extended.

First priority is to junior faculty (Assistant Professors and Lecturers PSOE).  Placement of higher ranking faculty on the list will require approval from the Associate Vice Chancellor for Academic Personnel.

No.  Individuals will be offered a unit based on their spot on the wait list and the availability of units.

The intention of the rental housing is to assist new junior faculty when they first arrive in Santa Barbara.  If a faculty member turns down the offer of rental housing at the time they arrive at UCSB, they will be removed from the list.

Yes, the faculty member can express a preference for a 2 or 3-bedroom unit.  They will only be offered the size unit that fits their preference.

No.  Junior faculty (Assistant Professors and Lecturers PSOE) are also offered the opportunity to rent in Storke Family Student Housing.
